A job title does not guarantee independence. A broker or adviser may be paid by the seller, developer, buyer, or more than one party. The meaningful difference is disclosure, scope, how alternatives are selected, and who bears the service cost.
Ask who pays and how compensation is calculated
Request written disclosure of commission or fees, additional incentives, and whether compensation differs between projects. If payment rises when one unit is selected, that is an interest the buyer should know before receiving the recommendation.
Define the representation scope
Is the work inventory presentation, whole-market comparison, negotiation, or document coordination? Do not assume an adviser is a lawyer, engineer, or licensed valuer. The engagement should state what is delivered and where an independent specialist is required.
Test the selection method
Ask to see the criteria, alternatives excluded, and reasons for exclusion. Professional advice connects each option to budget, use, and risk, and identifies what remains unverified instead of naming a best project without a definition.
Keep a decision record
You should receive a written comparison covering cash through handover, additional cost, documents, risk, and exit. Scattered messages and calls are not enough when promises later differ.
When is the service genuinely buy-side?
When you can reject every option without pressure, understand fees and income sources, and the recommendation remains explainable even when the answer is not to buy. Independence is an auditable practice, not a slogan.
Request a disclosure you can retain
Before recommendations, ask in writing whom the adviser represents, who pays, whether compensation varies by option, the search scope, and what is not reviewed. Also establish how the reason for ranking units will be documented.
Judge the process by its outputs: alternatives considered, explicit assumptions, missing evidence, and risks needing a specialist. Independence is not established by a slogan; it becomes visible when incentives and selection logic can be reviewed.
This is general market analysis, not legal or financial advice. Verify the unit documents, contract, and current figures before deciding.
