Developer assessment should not become a promotional ranking of company names. The task is to test whether a specific entity can execute a specific project, the quality of delivered work, and how it handles delay, defects, and post-handover management.
Build a project table, not a logo list
For each past project record sales date, contractual handover, actual handover, utilities, occupancy, and material specification changes. Separate projects delivered by the same legal entity from those where the brand had only a marketing or partnership role.
Verify land and current execution
Review available project documents, permits, site progress, and whether payment collection is proportionate to construction. Visit more than once and compare completed work with a written programme rather than a verbal milestone.
Speak with owners after handover
Ask several owners about technical defects, correction speed, area differences, services, billing, and communication. Separate an isolated dispute from a repeated pattern and seek documents when a date or charge is involved.
Read the contract for the difficult scenario
Review variation rights, grace periods, delay remedies, cancellation, refund, and assignment. Reputation does not cure an unbalanced obligation or an undefined specification.
Write a conclusion that can be updated
Classify each point as documented, observed on site, or stated by an interested party, and date it. Avoid claims that a developer always delivers or never delays; each new project needs a fresh review even when the record is strong.
Use a scorecard for the specific project
Record land, permits, progress against programme, delivered-project quality, defect response, contract changes, and cost. Place a link, document, or site observation behind every score rather than relying on reputation alone.
Do not transfer one successful project's result automatically to another phase or affiliate. Explain what is comparable and what changed in land, funding, contractor, management, and contract before relying on earlier delivery history.
This is general market analysis, not legal or financial advice. Verify the unit documents, contract, and current figures before deciding.
