Property can help preserve part of purchasing power, but it is not a guaranteed hedge and does not automatically track inflation or the exchange rate. Egypt's annual urban headline and core inflation both stood at 14.3% in June 2026 according to the Central Bank of Egypt; that is economic context, not evidence of an equivalent property return.

Why is a higher unit price not enough?

Separate nominal appreciation from real return after inflation. Deduct maintenance, brokerage, tax, vacancy, finishing, and exit cost. A higher developer list price is not a realized gain until a buyer completes and pays.

When can property be a weak hedge?

When entry price is inflated, resale is illiquid, the plan strains cash flow, or tenant demand is weak. An illiquid asset can preserve a theoretical value while leaving capital unavailable when needed.

How should property be compared with alternatives?

Use the same horizon and cash invested. Compare net rent, plausible appreciation, and exit cost with the return, risk, and liquidity of alternatives. Do not extrapolate from one exceptional year or currency move.

A practical decision rule

Buy because the unit's use, price, documents, and cash flow are defensible, not because inflation appears in the pitch. Stress-test lower rent, a slower sale, and higher costs before committing.

Write a sensitivity table instead of one directional forecast

Calculate the net result under three scenarios for rent, vacancy, and exit cost, then show nominal and inflation-adjusted outcomes separately. Record the source and date for every assumption rather than presenting one estimate as certainty.

Compare time to cash and potential downside as well. An asset that appears resilient on paper may not suit a near-term obligation when sale or transfer takes materially longer than expected.

This is general market analysis, not legal or financial advice. Verify the unit documents, contract, and current figures before deciding.
