There is no single finishing rate that remains valid for every apartment or every month. Cost changes with site condition, scope, specification, waste, and contract method. The professional approach is to define quantities and compare quotations on the same basis.
Document the starting condition
Inspect plaster, floors, waterproofing, openings, water, power, drainage, and cooling provisions. Record work completed by the developer, existing defects, and responsibility before a contractor takes possession.
Write a specification and bill of quantities
Separate demolition and building, electrical, plumbing, waterproofing, cooling, joinery, finishes, kitchen, and lighting. For each item state quantity, brand or performance level, and whether price includes supply, installation, transport, and testing.
Normalize contractor quotations
Issue the same scope to several qualified contractors, then compare price, time, labour, materials, warranties, and exclusions. The lowest quotation may omit panels, equipment, testing, protection, or final cleaning.
Plan sequence and contingency
Tie payments to inspectable milestones and retain an amount until defects are corrected. Hold a contingency for change and hidden conditions rather than spending the full budget on visible specifications at the start.
Handover with a record, not an impression
Test circuits, pressure, drainage, waterproofing, doors, and cooling. Collect warranties, equipment invoices, and as-built routes for concealed services. Completion should require a written snag list and evidence that it has been closed.
Fix the tender scope before selecting a price
Issue the same drawing, quantities, material standard, testing, cleaning, and handover scope to every contractor, then record exclusions, warranties, and duration. The lowest quotation may be incomplete rather than economical.
Tie payments to inspectable milestones and use the retention or remedy structure agreed with your engineer and contract. Do not close a stage before concealed work is tested and variations are documented.
